2 THE MANLY DAILY, Saturday, July 31, 2010 Kathryn Welling property editor Bungalow on family territory No. 3 Brisbane St: high ceilings and leadlights, with a new CaesarStone kitchen (top right). MACQUARIE banker Chris Voyce has been relocated to New York to undertake a high- powered job there. For a while he and his wife Angela rented out their Fairlight home but as the months tick by it is clear they won't be back in a hurry so the couple have decided to sell. This part of Fairlight has been a bit quiet of late, with little to choose from, although a house on the other side of the road, at 18 Brisbane St, sold for $1.66 million to a young couple at auction last weekend. Brisbane St is classic family territory -- close to shops, cafes, good transport into the city, and with Manly on one side and Balgowlah with its bevy of new and upmarket shops on the other. The Voyces' home is in the cul-de-sac northern end of the street and is a single- level home with enough yard for children and pets to play in without it being a big maintenance issue. Agent Jake Rowe, of McGrath (pictured), said downsizers and young families alike liked a small yard and the price range between $1 million and $2 million was particularly strong. The address is 3 Brisbane St, Fairlight and it has three bedrooms, two bathrooms and a carport for one car. The home's early history is evident with the high ceilings, timber floors and leadlight windows while the back is ultra- modern, it has a new CaesarStone kitchen and family rooms opening right up to a north-facing courtyard. The master bedroom has its own ensuite, the main bathroom has a bath and there is a lovely formal lounge at the front that could become a fourth bedroom if needed. ''It's a great, family-friendly neighbour- hood,'' Chris Voyce said. ''If we hadn't relocated to New York, we'd never leave." This Brisbane St property goes to auction on Saturday, August 14 with bidding over $1.5 million. See it today between 11.15am and 11.45am or call McGrath on 8962 2202. FIRST HOME BUYERS There are plenty of first home buyers around even with the government handout drying up at the end of June, says agent Matt Brady. A two- bedroom deco apartment at 2/13 Wood Street, Manly sold for $760,000 to the first person to see it after just one week on the market. BACK TO BUSINESS Another early sale was a three- bedroom semi in Balgowlah that sold the day before its scheduled auction to a Manly family. Andrew Lutze, of Cunninghams Property, said the renovated semi at 295 Sydney Rd had a few interested parties and sold for $1.15 m. He added that with the school holidays over, interest in real estate had picked up pace. WHERE THE HAMMER FALLS Front cover picture supplied by the selling agent. TOWNHOUSE HOTHOUSE Still in Wood St, Manly, a four-bed townhouse had four people chasing it at last week's auction. Bids opened on $1.2 m and the hammer fell at $1.946m, well above reserve. Sue O'Brien of Raine and Horne Manly was the selling agent. MANLY ACTION Manly's apartment market is ticking along nicely with the early sale of a two-bedroom unit: 5/49 Addison Rd, Manly was due to go to auction today but sold beforehand for $685,000 to a Cremorne Pt couple. Jake Rowe, of McGrath said units up to $1 m were selling well both to owner occupiers and investors. Home marketing will help autism 43 Gilles Cres, Beacon Hill A charity supporting children with autism has benefited to the tune of $6,000 thanks to the owners of this Beacon Hill home. Local agents Delmege Residential recently put up a free sales and marketing package at a charity dinner to raise money for autistic children. A Beacon Hill family bid for the package paying $6,000 for the campaign which would normally cost about $20,000 so now Delmege is doing its best to find a buyer for the supporter. The house is at 43 Gilles Cres and has four bedrooms, two bathrooms and a double garage. Nik Vuko, of Delmege Residential, said it is in one of the suburb's best streets, has a back yard faces due north to capture sun all year round plus it has an inground swimming pool and views over National Park. There are even distant water views to Narrabeen Lagoon. This family home with a large family room, dining room, study and full-length balcony is for sale for $1.295 million. Inspect by appointment or call Delmege on 9999 0005. Prices and availability subject to change without notice. Purchasers must rely on their own enquiries and the Contract For Sale . File photo only.
